TERMS AND CONDITIONS
GENERAL CONDITIONS
- Minimum stay of 3 nights.
- Advance payment equal to 30% of the total amount for confirmation at the time of booking. The balance is to be paid upon arrival.
- Packages are excluded from room rates, with the exception of services clearly specified as priceless.
- The reservation will be only accepted after the payment of a deposit, otherwise the room will be considered as bookable again.
- Payments can be made using credit card.
- The payment of caution money equal to 50% of the total amount is asked upon arrival. The sum will be refunded at departure time.
- The tenant is entitled to terminate the agreement upon payment of a penalty of: 100% of the amount if the cancellation is communicated within 7 days; 30% of the amount if the cancellation is communicated within 30 days.
LEASE TERMS
- 1. The tenant agrees to book the solution after viewing it and accepting its regulation, furniture and description on the Internet and on websites for tourism and property promotion. If guests leave the accommodation prior to the check-out date, the owner will be entitled to retain the entire amount paid in advance by the client. On receipt of the keys of the property, the client will take custody of and full responsibility for the property, its furnishings, and everything else included on the form to be signed by the client on arrival. The tenant undertakes responsibility to use the property with due diligence, and returns it and its key on the expiry date. It’s lessor’s duty to provide for ordinary and extraordinary maintenance of property.
- The tenant, and who’s with him, cannot manoeuvre or tamper with the controls relating to the functioning of systems (water, electrical, etc.) of property. For help he must call the lessor, who will promptly take care. In the event of failure to comply with this requirement, he will assume responsibility for caused damage as loss of profits and resulting damage.
- The tenant must pay the balance upon arrival with cash money, registered circular cheques issued by an Italian bank or with credit card. Bank and postal cheques will not be accepted. If, according to law, the use of cash is not allowed in the property, the payment modalities of balance will be decided in the mutual interest upon the delivery of keys.
- The tenant cannot sublease or transfer, in parts or completely, the property. Otherwise the contract is immediately terminated.
- The tenant will be asked for the payment of caution money equal to 50% of the total amount upon arrival. The sum will be refunded at departure provided that no damage is caused to the property, chattels and furnishings.
- Before leaving, the client is obliged to leave the cooking area clean and in perfect conditions, otherwise he must pay € 25,00 to the lessor or his representative.
- Depending on the kind of property, consumptions can be included or excluded from the rental price (gas, water, electricity). In any case this condition will be clarified at the moment of the reservation. Towels and linens are not included in the rental price. The tenant must personally provide for them or ask for them to lessor, who can optionally have them or not.
- The accommodations are delivered clean and in perfect order to guests. Final cleaning is not included in the rental price. It’s tenant’s duty taking care of cleaning during the rental time.
- The client will inform the lessor of the number and identity of guests included within the booking, with corresponding identity card.
- The tenant agrees that, if he occupies the property with a greater number of people than the one described in the point above, the contract is immediately terminated and the client has no right to claim any type of compensation.
- The lessor won’t be held responsible for theft or damages to objects and/or valuables in the leased accommodation.
- The tenant hereby declares having read the general conditions and the Privacy Policy (D. Lgs. 193/2003).
- Any disputes which may arise between tenant and lessor will be subject to the exclusive jurisdiction of the Court of Lecce.
